General servicing is routine surface cleaning and inspection. A chemical wash uses cleaning agents on the coil and drainage parts to remove built-up grime that regular servicing can no longer shift — usually when cooling drops or water keeps leaking.
The most common cause is a blocked or dirty drainage pipe, so condensation overflows instead of draining away. A dirty filter or coil, or a drainage pipe that has shifted, can also cause it.
